The house still had its original windows, installed in 1960. The windows were single pane and had little glazing compound left intact. The windows were drafty, rattled, and some even had cracked glass.
The new windows will be of clear anodized aluminum frames, with double pane glass, insulated with inert argon gas, and have a low-e coating by Milgard, called SunCoat MAX. The low-e properties provide a solar heat gain coefficient of 0.27 and help reduce UV rays by 84%. This will not only save us money on our cooling bill, but it will protect furniture from fading, and helps the overall renovation comply with the latest standards of California's Title 24 building laws.
As of May 11, all of the new windows are installed. We are still waiting for the doorwall sliders to be installed. More to come...
